It is not always possible to connect your property directly to the public sewer system, in these situations your property will need to have an off-mains drainage system put in place.

A sewage treatment plant is a packaged system that will take the waste from your property and treat the water before discharging to a drainage field/soakaway, watercourse or ditch.

From 1st January 2020, if your waste discharges directly to surface water from your current septic tank, your apparatus must be updated to a sewage treatment plant to prevent pollution of the environment.

Discharges from septic tanks directly to a watercourse/surface water are no longer allowed under the ‘General Binding Rules’.

These ‘General Binding Rules’ have been set out and are enforceable by the Environment Agency. If the issue is not resolved within 28 days of notice from the environment agency it could result in costly fines.

Septic Tanks

The liquid discharged from a septic tank is effectively raw sewage minus the solid matter.

In some circumstances it may be possible to install a septic tank which discharges to a drainage field, otherwise known as a soakaway. The make-up of the sub-soil can be determined by carrying out a percolation or porosity test. This test allows us to determine if the ground is suitable for a soakaway. If the ground is suitable, the test also allows us to calculate the size of soakaway to be installed.

The Environment Agency will only allow the discharge from a septic tank to soak into the sub-soil via perforated irrigation pipework laid in a shingle bed.

Buying or Selling A Property with A Septic Tank

If you are buying or selling a property with a septic tank that discharges directly to a watercourse, you should agree with the buyer or seller who will be responsible for the replacement or upgrade of the existing sewage treatment system to a package treatment plant.

This has to be agreed as a condition of the sale.
